We hope you’re doing well! Spring has arrived in the Sacramento region, and the real estate market is definitely heating up – at least in the areas where we’re working.

What We’re Seeing in the Housing Market Right Now

The broader Sacramento region shows growing strength as we expect in spring, but it’s still a “mixed bag” with some homes moving and others (less updated and not priced well) just sitting. However, our recent experience with clients in Auburn, Roseville, and Fair Oaks has been much more active, with the market feeling pretty tight.

In Fair Oaks, the great neighborhoods are moving quickly. Quality homes in desirable locations aren’t sitting around, often selling above list price.

In Roseville, we’ve been seeing very high traffic at open houses for nicely presented homes, and multiple offers on those.

In Auburn, inventory is extremely low. We recently sold a beautiful rural property before it even hit the market publicly – buyers are ready to move fast when the right property comes along.

The common thread? Homes that are priced realistically, in good condition, and well-presented are selling fast. But buyers are still picky about price, condition, and location.

If you’re a buyer: Be ready to move when you find the right home. Low inventory means less to choose from, and well-priced homes are getting attention. Even though the past several years have seen prices slightly declining, you may need to offer above asking price when it’s an attractive, well-priced home (especially with this spring uptick in buyers). Talk to us about how to prepare, including getting lender preapproval, proof of downpayment funds, and exploring the neighborhoods you’d love. 

If you’re a seller: Now is a great time. Inventory is low, which means less competition for your listing. But you still need to price it right, make any needed repairs, and present it well. We can help you prepare, including having inspections done before listing to give buyers more confidence in making a strong offer. We run our own analysis of comparable sales to help you with pricing (you can’t always trust the automated models on real estate apps!), and we give advice on staging, repairs, and updates. And we pay for the professional photographer to make it look fantastic.

Spring Planting Season is Here

It’s warming up fast, which means now is the time to get perennial flowers, shrubs, fruit trees, and other trees in the ground before the summer heat would stress them. We’ve been busy in our own garden getting things ready!

One important timing note: usually, we’d say wait on warm-weather vegetables like tomatoes until mid-April when the soil warms up and nighttime temperatures are consistently higher. But it’s getting hot already! I think we’re gonna put tomatoes and peppers in this week.
